Every successful renovation begins with a thorough understanding of the existing structure. Capturing the Existing Structure
We start each renovation project with a LIDAR (Light Detection and Ranging) scan, which generates a 3D model of the space. While LIDAR technology continues to improve, it does not yet produce a perfectly dimensionally accurate model. Instead, it serves as a valuable reference, allowing us to revisit the space virtually and cross-check our design with the existing conditions.
To ensure accuracy, we overlay the 3D model with hand-measured dimensions. Using both a traditional tape measure and a laser distance measurer, we systematically verify critical dimensions throughout the building. This hybrid approach balances efficiency with precision, capturing dimensions that LIDAR alone cannot provide.



Drafting and Verification
Once measurements are collected, we translate the data into a BIM (Building Information Modeling) model using Revit. This digital representation of the building becomes the foundation for design work. To maintain accuracy, we distinguish field-verified measurements from inferred dimensions by marking them in light grey on the plans. This careful documentation process helps identify discrepancies before construction begins, reducing the risk of costly errors.
