As-Built Drawings

Every successful renovation begins with a thorough understanding of the existing structure. As-built drawings provide this foundation by documenting measurements, conditions, and unique characteristics of a building. Without accurate as-builts, renovation projects risk unforeseen issues, design conflicts, and costly adjustments during construction.

Capturing the Existing Structure

We start each renovation project with a LIDAR (Light Detection and Ranging) scan, which generates a 3D model of the space. While LIDAR technology continues to improve, it does not yet produce a perfectly dimensionally accurate model. Instead, it serves as a valuable reference, allowing us to revisit the space virtually and cross-check our design with the existing conditions.

To ensure accuracy, we overlay the 3D model with hand-measured dimensions. Using both a traditional tape measure and a laser distance measurer, we systematically verify critical dimensions throughout the building. This hybrid approach balances efficiency with precision, capturing dimensions that LIDAR alone cannot provide.

Drafting and Verification

Once measurements are collected, we translate the data into a BIM (Building Information Modeling) model using Revit. This digital representation of the building becomes the foundation for design work. To maintain accuracy, we distinguish field-verified measurements from inferred dimensions by marking them in light grey on the plans. This careful documentation process helps identify discrepancies before construction begins, reducing the risk of costly errors.

Why As-Built Drawings Matter

Investing time in creating detailed as-built drawings leads to a smoother renovation process. These drawings allow for:

  • Better design decisions – Understanding the building’s true dimensions and conditions enables more thoughtful and feasible design solutions.

  • Improved coordination – Contractors, engineers, and consultants rely on accurate drawings to prevent conflicts and streamline construction.

  • Fewer surprises – Unforeseen conditions often lead to project delays and budget overruns. As-built drawings help anticipate challenges before demolition begins.

While as-built drawings require meticulous effort, they serve as the blueprint for a successful renovation. A deep understanding of a building’s existing conditions leads to designs that respect its history, maximize its potential, and bring new life to the space.
